*Job Summary:* The community manager is fully accountable for all property operations.
The purpose of your position is to effectively coordinate the development, talent and activities of on-site employees along with available company resources in order to meet your primary objective of increasing revenue and controlling expenses.
*Role and Responsibilities:* · Represents the Company in a professional manner at all times.
Consistently maintains a professional and positive attitude when dealing with residents, coworkers and the general public.
· Assumes responsibility for supervising staff and managing the property · Inspects property and grounds on a daily basis, coordinating service as needed · Physically inspect units, common areas, and overall property condition as needed · Responsible for office opening on schedule, condition of office and model homes · Ensures that rents are collected and posted in a timely manner · Regularly reviews Accounts Receivable and directs the Assistant Community Manager as needed · Ensures that invoices are entered accurately and timely · Utilizes OPS Technology to facilitate purchase orders · Ability to understand and explain legal documents (i.
e.
leases and addenda).
· Ensures lease files are complete, uploaded to OneSite, and are being executed properly · Ensures updates of all daily activities are entered into OneSite · Participates in annual budgeting process · Participates in monthly financial reviews hosted by top-level management · Maintains up-to-date knowledge of market and competitive properties and provides feedback to top-level management · Regularly communicates with Director of Revenue & Leasing Optimization to increase Net Rental Income · Oversees leasing activity - ensures that follow up standards are being met and appropriate information is being entered into Lead 2 Lease · Provides leasing staff with coaching and training on how to build value and present product · Reviews notices to vacate to determine cause of move-outs.
Identifies problem areas and develops improvement plans.
