Spectra, an Indianapolis-based real estate development firm, is seeking a motivated leasing specialist for our student housing community, located in *Indianapolis, Indiana*.

The leasing specialist is responsible for generating property revenue by leasing units, overseeing operations, and providing excellent customer service to current and prospective residents.
This position is responsible for effectively marketing the community and ensuring leasing targets are achieved.
Excellent customer service skills, organizational skills, self-motivation, and work ethic are required in this role.

*JOB RESPONSIBILITIES*
* Develop and implement creative sales techniques and strategies and build strong relationships with prospective residents to achieve high occupancy, meet sales goals, and encourage resident retention.
* Prepare monthly marketing plans, daily and weekly leasing reports, and pricing recommendations.
* Stay abreast of competitor performance and offerings through monthly market survey completion.
* Develop and maintain relationships with college/university administration and local businesses to drive marketing and cross-promotional efforts.
* Assist potential residents with executing applications and lease documents.
* Participate and help with resident life activities, resident retention programs, and marketing events.
* Monitor and update all social media channels to promote the property and increase following.
* Monitor and update property management software, including contacting leads and input and follow-up of maintenance requests.
* Engage prospective residents and complete follow-ups daily via tours, phone calls, emails, and text messages.
* Keep clubhouse, model apartment, and clubhouse landscaping clean and looking professional.
* Create a positive, welcoming, and supportive environment for co-workers, residents, visitors, and property associates.
* Display the highest level of customer service when addressing and assisting residents, potential residents, guarantors, and/or vendors.
* Abide by and follow the Federal Fair Housing Act and local housing ordinances.
* Help train other leasing specialists and community assistants.
* Assist the community manager with operations tasks as directed.
Duties may include, but are not limited to, rent collection and processing, rent delinquency, move-in/move-out processes, eviction notices, turn, schedule creation, addressing resident questions and concerns, etc.
* Perform other duties as assigned.
*REQUIRED EDUCATION, EXPERIENCE, AND SKILLS*
* High school diploma or equivalent is required; associate degree is preferred.
* Prior sales and customer service experience is required.
* 2 years of leasing experience in the student housing industry is preferred.
* Marketing experience is preferred.
* Ability to use Microsoft Office and Adobe PDF software efficiently.
* Excellent written and verbal communication skills are required.
*SCHEDULE*
* Monday-Friday, occasional Saturday availability required.
